New Home Purchases Increasing Around The Valley

GRAND JUNCTION, Colo. Realtors say right now is a great time to buy a house as the prices of homes are still down, along with some of the lowest interest rates.

"There's a lot more activity right now, has been generally for the last year, year and a half or two," said Ross Beede, sales manager for Coldwell Banker Home Realty.

With many good fortunes, experts say there's a 13 percent increase of new homes this year than last that are being constructed.

"Prices are still low, interest rates are really low and timing is great," said Beede.

Last year, 190 new family homes were sold and this year, 77 are available, with a lot more new homes soon to come.

"[Lots] They're being bought up and built on so quickly lots are almost non existent right now," said Beede.

Realtors and builders say location is everything.

"Fruita is really still the best market,and North East follows up with that," said Beede.

Last year 40 houses in the North East part of Mesa County were sold, 37 houses in Fruita, 22 homes in Grand Junction and 7 homes in the Redlands.

"Home buyers are eager to get into a new construction home and they're not sitting very long," said Beede.

The most expensive area to buy a home is in the Redlands, costing around $295,000 per home.

"Interest rates right now are excellent, they really are," said Beede.

The least expensive area to buy a home is in Grand Junction with an average of $193,000 per home.

Realtors and builders say they think this year's number of homes built will continue to increase, which they say is a good sign the economy is coming back.

The good news is the postage stamp lawn can be mowed in under 10 minutes.

I find it somewhat ludicrous when houses being built are priced at $325,000 with fake would trim and fiberglass doors interior and fake closet doors etc. No basements either. Where's the savings? Seems homes are over priced in Junction.
